The Residential Project Specialist (RPS) is responsible for overseeing the construction of a portfolio of approximately 450 single-family rental homes within the designated market. This role ensures projects are completed on time, within scope, and budget while meeting the company’s quality standards. The Residential Project Specialist serves as the primary point of contact for vendors, oversees inspections, vendor training, and ensures compliance with company standards and KPIs. This role offers an exciting opportunity to contribute to the success of a growing single-family rental company by ensuring quality and operational excellence across all projects.
Skills & Competencies:
- Attention to detail and strong problem-solving skills.
- Ability to work independently while maintaining strong collaboration with teams.
- Proven experience in construction project management, particularly within the single-family rental or residential sector.
- Strong knowledge of construction, renovation, and maintenance best practices. Proficiency with project management software (Site Capture preferred).
- Exceptional organizational and time management skills.
- Excellent communication and vendor management skills.
- Ability to travel extensively within the market and occasionally out of market.
- Valid driver’s license and reliable transportation.
Essential Job Functions:
Travel Requirements:
- 90% in-market travel
- 10% out-of-market travel
1. Construction Oversight:
- Oversee all assigned construction projects for all properties in the designated market.
- Conduct project kick-off meetings, progress check-ins, and punch list creation.
- Account for project spending and ensure alignment with budgets and scopes of work.
2. Inspections and Quality Control:
- Review vendor-generated inspection reports for accuracy, scope, and adherence to company standards.
- Review and submit change orders as needed.
- Ensure quality control across all vendor activities and project deliverables.
3. Vendor Management:
- Serve as the primary vendor-facing contact.
- Assist with vendor onboarding, training, and ongoing performance correction.
- Oversee vendor adherence to company processes and standards.
4. Operational Support:
- Review Move-In work orders for vendor coaching.
- Complete minor turn issues using GSD buckets and items.

5. Collaboration and Consultation:
- Work closely with peers to align on project scopes, costs, and solutions.
- Provide input during due diligence efforts for acquisitions.
6. Technology and Reporting:
- Utilize SiteCapture and Taskray software to manage and document project progress.
- Monitor and ensure compliance with all KPIs.
