Characteristics of Position:
This is a Program Administration Supportposition providing labor-related and managerial work maintaining a facility withina human service agency. Employees allocated to this position exerciseindependent judgment, including prioritizing maintenance and safety tasks. Thisposition is responsible for carrying out detailed maintenance, observation ofpremises for needed upkeep and repair, and construction services and related tasksas well as coordinating time on projects. The Senior Facility Manager may beassigned to oversee other maintenance staff or outside contract labor carryingout specific tasks.

Pre-requisiteRequirements:
- A high school diploma or theequivalent and five years of experience in building maintenance work, propertymanagement, or closely related field.

Scope ofResponsibilities:The primary duty of the employee in this position is to spend amajor portion of time keeping the facility in compliance with required rulesand regulations and maintaining a safe and healthy environment for clients andstaff. Perform maintenance and repair functions, oversee work being done bymaintenance personnel and outside contractors assigned to the property andmaintain facility-related records.
Supervision: Work isperformed under the supervision of the Maintenance Supervisor. This positiondoes not provide administrative supervision to others, but is assignedoversight responsibility for staff in the performance of specific tasks orprojects, as directed by the Maintenance Supervisor.
Core Responsibilities/Essential Functions:
- Establishes a preventive maintenanceschedule and carries out all tasks for same.
- Maintains stringent standards,reports and records of quality improvement of facility/property.
- Performs maintenance, carpentry,plumbing, electrical and related repairs as needed.
- Oversees and provides training anddirect supervision for work being performed by maintenance personnel and/oroutside contractors.
- Maintains direct communication withprogram directors/supervisor and clinical staff concerning issues that mayimpact the physical plant.
- Establishes monthly training andsafety meetings.
- Facilitates mock drills for emergencypreparedness as directed and maintains inventory of necessary supplies.
- Maintains quality standards ofcleanliness and sanitation of facilities.
- Maintains costs and implements costreductions whenever possible.
- Performs related work as required/assigned.
- Remains current in training andperformance of Pest Heat Bug Eradication equipment.
Specialized Duties/ Tasks
- Must possess valid Florida Drivers? License, industry accepted driving history and maintain vehicle insurance required by State of Florida. If required to drive an ACTS? vehicle, must maintain drivers? license and history as listed above and participate in all transportation-related training activities, including on-the-road driving test relative to appropriate and safe operation of motor vehicles.
- Complete checklist for vehicle readiness and maintenance, and logs required information (mileage, purpose of use, etc.); performs routine maintenance; coordinates oversees all repairs for completeness and accurate billing; oversees annual safety inspection of all vehicles
- Coordinates with Supervisor to process work orders needed and provides assistance and/or expertise in the upkeep of the facility
- Coordinates required health and safety/fire inspections
- Ensures required health and safety/fire inspections are scheduled and obtained
- Coordinates with Food Service personnel regarding client dietary concerns, special requests and other issues related to food service
- Coordinates with Transportation Coordinator in the interest of safety and maintenance of vehicles.
- Conducts monthly safety meetings with maintenance employees and resident workers
- Completes necessary testing of water quality and quantity for compliance, submits verifications of tests, documents, and communicates to appropriate agencies and administration of any abnormalities
- Monitors insect and pest presence and infestations and ensures appropriate remedies are implemented
- Responsible for troubleshooting computer/security issues, inclusive of camera installations, cabling (exterior and interior) software/hardware installations and other necessary IT tasks; coordinates with Administration IT Specialist
- Functions as a Project Manager to coordinate construction needs with Program Administrator and/or Supervisor; saves agency money when ordering materials/supplies and soliciting donations; follows through to completion as required inclusive of permits, labor and bidding
- Organizes and investigates Program facility needs and completes requisitions
