Candidate Requirements:

  • Ability to interact professionally and comfortably with a variety of personalities and communication styles and build and maintain excellent interpersonal relationships.
  • Bachelor’s degree from an accredited university or community college a plus.
  • Concentration in construction sciences preferred but not required.
  • Experience with Builder Trend a plus.
  • Minimum of 5 years job-related experience. Custom home experience preferred but not required.
  • Proficient in Microsoft Office applications, particularly Word and Excel.
  • Proficient in project budgeting and scheduling.
  • Strong analytical skills with the ability to carefully reason through complex issues.
  • Time management skills.

Job Description:

Senior Project Manager

We are in search of a full-time on-site project manager to coordinate the construction of multi-million dollar homes for private clients and our own portfolio. Under the supervision of company management, this candidate will direct employees, subcontractors and material suppliers for specific projects and is responsible for customer satisfaction and proper completion of the jobs to which they are assigned. This individual must have well-honed construction skills, be highly dependable, organized, an effective communicator, possess a positive and uplifting “can do” attitude and a keen eye for quality work. More than anything, this individual must have a genuine heart for helping others. Are you the person we’re looking for?

General Responsibilities:

  • On-site management of the construction job, accountable for the production and coordination of all labor, materials, and trade contractors related to the actual construction from inception to final completion. Establish standard operating procedures based on the evaluation of methods of construction.
  • Maintain knowledge of latest trends in the construction industry and construction trade practices, procedures, techniques, equipment, materials, specifications, quality control, cost control, safety, applicable building codes, and zoning ordinances.
  • Maintain job records: plans, specifications, change orders, and reports.
  • Read, review and interpret plans and specifications.
  • Responsible for meeting completion dates as specified.
  • Consult with engineers, architects, and owners on design problems after notifying office.
  • Assign work to helpers and other carpenters on the job; supervise them to be responsible for their performance.
  • Coordinate all trade contractors. Establish workflow and priorities. Work out any layout problems, ensure trade contractors’ proper performance. See that they get timely inspection of their work.
  • Use construction management system to notify trade contractors and materials suppliers far enough in advance to assure materials are delivered and that trade contractors arrive on schedule.
  • Order, inspect, and verify deliveries for accuracy in quantity and measurement; identify quality problems and damage prior to signing delivery slip. Pick up materials only under emergency conditions.
  • Evaluate alternate methods of construction for cost efficiency and quality. Bring problems with recommended solutions to next company meeting.
  • Protect items that will be reused.
  • Solve problems and make quick, accurate decisions. Take responsibility for decisions.
  • Maintain a high degree of integrity and loyalty toward the company. Motivate subordinates, trade contractors, and others to top performance.

Job Specific Responsibilities:

Maintain and Distribute Relative Information including, but not limited to:

  • Permit(s)
  • Permit set of plans
  • Most recent set of construction plans
  • Checklist(s)
  • Copies of change orders and blank forms
  • Rough-in information for windows, doors and so forth
  • Workflow schedule

Organize the Job

  • Complete a preconstruction meeting and walk-through of the site.
  • Coordinate the work to be done with the subcontractor before he/she begins work.
  • Schedule a job flow and notify subcontractors whose quotes are accepted.
  • Order special materials in advance.
  • Ensure that no problems arise in filing or obtaining building permits.
  • Review final plans and specifications.
  • Install a jobsite sign and keep it in good condition.

Project Production

  • Act as working foreman, with complete job responsibility and accountability for production from start to finish.
  • Lay out, supervise technical aspects of job, and coordinate construction work on a daily basis.
  • Coordinate all necessary inspections.
  • Set clear goals for each worker. Give clear instructions, confirm that they are followed and supervise work has been performed 100% and correctly before calling for inspection.
  • Coordinate with office to supply job with whatever is needed to speed the construction: personnel, tools, equipment, materials, subcontractors.
  • Seek faster and better ways to perform work, eliminate waste, save time, and improve efficiency. Communicate unique solutions to office staff so that your ideas may be utilized by others.
  • Stay on or ahead of schedule by monitoring progress.
  • Manage all labor including trade contractors.
  • Maintain an adequate work force.
  • Schedule trade contractors, personnel, material deliveries, inspections, draws, outstanding items to be handled for the week.

Monitor Job Costs

  • Monitor actual costs versus estimated cost quotes and new expected expenses.

Alert office if exceeding estimated costs.

  • Check vendors’ invoices for accuracy when materials are delivered.
  • Report regularly on the workflow and progress of jobs. Promptly report important items of unusual or exceptional nature or deviations from established standards of operation.

Change Orders

  • Refer change orders or extra work ordered by the customer to the office for pricing.
  • Make sure all change orders are written, signed, and dated.

Customer Satisfaction

  • Primary responsibility for customer satisfaction. Monitor customer satisfaction daily.
  • Protect the customer’s property. Do not use any equipment, tools or cleaning supplies owned by the customer.
  • Close windows and lock up carefully at the end of each day.
  • Provide adequate dust protection. Isolate dust and dirt from the customer as much as possible. Broom clean weekly. Haul trash as needed. Leave absolutely no food trash on jobsite at any time.
  • No use of client property will be accepted without prior approval from client and/or Project Manager’s supervisor.
  • Keep clients informed as to progress, such as who will be on the job and what they will be doing through daily logs.
  • Conduct the customer orientation and prepare a quality control punch list. When list is completed, make sure the customer signs it. Items on list should be minimal because of constant communication with customer.

Quality Control

  • Establish and maintain quality control standards and supervise their implementation.

· Do walk-throughs at the closing-in and drywall stages to see that rough-ins are located properly and preparation is complete for the subsequent phases

Health & Safety

  • Responsible for customer and worker job safety. Be sure that conditions encourage safety.
  • Monitor equipment for proper safety features.
  • Keep all vehicles, tools and equipment in excellent operating condition through regularly scheduled maintenance and prompt repairs when necessary.
  • Adhere to company policy regarding smoking. Smoking is not allowed inside the construction site.
  • Permit absolutely no intoxicants. Their use during working hours is grounds for dismissal.

Communication

  • Maintain communication with the customer throughout the job.
  • Bridge the gap between management and labor and act as liaison between company owner and others.
  • Communicate plans and wishes of company management to trade contractors, employees, and customer.
  • Abusive or foul language will not be tolerated.
  • Inappropriate Conversations. The Project Manager is responsible for keeping conversations on the jobsite positive toward the customer, the company, the company’s policies, supervisors, colleagues, and so forth.

Training

  • Contribute to training program for self-improvement.
  • Praise frequently and publicly. When you have to deliver criticism, keep it short, timely, performance-related, and private.
  • Instruct and train employees, subcontractors, and others in approved methods of construction.
  • Lead fellow employees by example.

Warranty

  • Treat warranty work as an opportunity to reinforce the professionalism of the company. It should be done quickly and without complaint.
  • Use warranty work as an opportunity to elicit feedback on the job—things customers are especially pleased with and things they would change if they were doing the job over again.

Compensation

  • Project Manager compensation depends upon experience in the trade and the ability to perform all tasks listed above.

Job Type: Full-time

Pay: $90,000.00 – $120,000.00 per year
