Full Job Description

Seeking a highly motivated, experienced, full-time Property Manager to manage a large apartment community in the Saint Petersburg area. Candidates should have at least 5 years of experience managing an apartment community. Additionally, candidates must be detail-oriented, great at multi-tasking, and possess excellent people and communication skills. Extensive knowledge of Yardi, OneSite or a similar property management system is also desired. We offer a very competitive compensation and benefits package.

Duties and Responsibilities

The Property Manager will be fully accountable for all property operations. The Property Manager will effectively manage and coordinate all employees, activities and available resources in order to accomplish property objectives. These objectives include maximizing the operational and financial performance of the property.

Financial

  • The Property Manager is responsible for achieving the property’s financial objectives. The Property Manager will assist in the formulation of budgets and objectives.
  • Ensure that all rents are collected, posted and deposited in a timely manner. Manage delinquency in accordance with company guidelines.
  • Manage all vendor and contractor communications. Review and approve the payment of all invoices.

Personnel

  • Recruit, hire, train, and supervise all on-site property staff in order to achieve operational goals of the property. This includes new employee orientation, review and approval of timesheets, instructing and advising on-site staff of employee policies and procedures, and performance appraisals.
  • Conduct ongoing training with all staff (e.g., leasing paperwork, workplace safety, and any other related training).
  • Train the leasing staff to properly welcome and show the property to prospective residents.

Administrative Matters

  • Ensure that all resident files are complete and that leases are executed properly.
  • Approve all rental applications and sign new move-in leases and addenda.
  • Conduct property inspections.
  • Maintain records on all aspects of management activity on a daily, weekly and monthly basis.

Resident Relations

  • Maintain positive and enjoyable community environment for residents.
  • Ensure compliance with all applicable laws.
  • Schedule and host community events.

Maintenance

  • Physically walk and inspect the entire property on a regular basis, including verifying the condition of the overall property, common areas, and vacant apartments.
  • Coordinate with the maintenance staff to ensure timely turnover of apartments after move‐out.
  • Ensure service requests are completed timely and follow‐up to ensure work was completed in a high-quality manner.

Leasing

  • Aggressively market the property (using traditional and internet advertising) to produce strong traffic of high quality prospective residents.

Qualifications

  • Must be highly motivated, positive, goal driven, hard working, and team oriented.
  • Must possess strong time management, organizational, and problem solving skills. Must be able to multi-task in a fast-paced environment.
  • Must have at least 5+ years experience in on‐site property management (experience in the Saint Petersburg region is strongly preferred).
  • Must have a successful track record of accomplishments.
  • Renovation and lease up experience is strongly preferred.
  • Strong financial acumen and ability to manage and report on financial and operational metrics.

Compensation / Insurance

  • Base salary of $60,000-$68,000 plus bonuses.
