Overview:
The Florida Region is currently seeking an experienced Senior Property Manager for a Class A office Building in Tampa. The individual in this position will oversee and be accountable for all aspects of the property’s operations, including tenant satisfaction and retention, supervision of vendors, repairs and maintenance and overall financial performance of the property.Responsibilities:
- Maintain a strong relationship and regular interaction with Client ensuring objectives are being met.
- Responsible for all aspects of annual budget preparation, forecasts, CAM reconciliations, monthly financial reports and ensuring all reports are reviewed and approved by the General Manager before providing to Client.
- Review and approve monthly tenant rent billings and accuracy of charges.
- Manage and approve payables for the property in PayScan.
- Supervise the accounts receivable and accounts payable process, including collection of rent, accruals, payment of expenses, common area maintenance estimates, reconciliations, compliance with lease terms, and preparation of all related documentation.
- Responsible for the compliance of tenant lease agreements to ensure all obligations of the Landlord and Tenant are being met.
- Respond to tenant requests and facilitate maintenance with staff and vendors to solve the issues. Maintains a strong relationship with the tenants.
- Oversee the selection and performance of vendor services, including preparation of request for proposals and service agreements. Monitor vendor performance to ensure compliance and standards established in the service agreement are being met.
- Responsible for leading regular inspections of property with janitorial and landscape providers.
- Conduct or oversee Fire and Life Safety training, and maintain the building
Qualifications:
- Minimum 7 Years’ experience in commercial property management required.
- 4-year college degree required.
- RPA or CPM professional designation preferred.
- Basic understanding of the reconciliation for CAM, insurance and real estate taxes, and lease terms.
- Proficient in Microsoft Word and Excel.
- Proficient in Yardi, Kardin or MRI accounting platforms.
- Ability to communicate and respond to questions from senior level management, clients, tenants, vendors, and peers effectively and professionally.
- Strong organizational skills and detailed oriented.
