A Brief Overview
Responsible for directing the activities of property management on a day-to-day basis for a large asset or a group of smaller assets, reporting to the Vice President of Property Management. Oversees lower level property management staff in some cases. Has direct contact with tenants and impacts company/tenant relations. Responsible for executing proactive oversight, maintenance and problem prevention, financial analysis and reporting, including budgeting and re-forecasting, accounts payable and receivable, materials management, infrastructure maintenance, enhancement and renovation, contract negotiation and execution, safety and security, policy and procedures development and implementation on behalf of the building owner/management. Represent and forge relationships with property owners, contractors and building occupants.

What you will do

· Understand and maintain building systems by contracting for repairs and service, in order to competently prepare specifications and competitively bid on large maintenance projects and service agreements.

· Perform regular site visits, monitoring all on-going maintenance/construction projects performed by external contractors.

· Manage daily property requirements and maintain long-range capital improvements planning through regular inspections of property for damage, contractor effectiveness and areas of improvement.

· Work cooperatively with vendors and contractors, with tenant coordination, to expedite the completion of work, and prepare the team to respond in emergency and crisis situations. Assist with collecting current required insurance certificates from tenants and vendors.

· Manage annual property operating budgets, schedule expenses, initiate corrective measures, and prepare reports by collecting, analyzing, and summarizing data. Complete required reports including weekly, monthly, , variance, and capital reporting

· Work with accounting, leasing, tax departments, and various other professionals in effectively resolving tenant issues, disputes and contracts.

· Investigate and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units.

· Oversee Assistant Property Manager’s duties & work directly with building engineers.

Qualifications

· 6 years or more Progressive commercial property management experience

· Must have excellent organizational, verbal and written communication skills and computer skills High

· Able to speak to small groups for training and other necessary subjects, conduct emergency evacuation drills, communicate effectively with tenants, vendors, etc. High

· Proficient in typing, language and communication skills as well as high level of proficiency in MS Excel to analyze and create spreadsheets, stacking plans, comparisons, etc. Should also be fully versed in running pertinent reports High

· Should be proficient with computers including MS Office programs, industry standard accounting program/software, work order software and basic knowledge of access control systems as well as CCTV systems. High

· Ability to read construction documents, schematic diagram interpretation, and read and understanding chemical fact sheets Medium

· Proficiency in programs such as Microsoft Office, Yardi, MRI. Must possess financial acumen to review financial statements. High

· Real Estate License

· Recommend either RPA and/or CCIM certifications. Also encourage FMA or SMA designation.
