The Service Manager will perform general and/or specialized maintenance and repairs apply proficient skills in several maintenance trade disciplines supervise a team of maintenance technicians and assistants run a budget for most cost effective practices and provide supervision training and development for assigned associates. You work hand in hand with your “work spouse” aka the Property Manager in making a million dollar asset operate as smooth as butter! Your hard work helps us achieve some of our best moments – a renewal a move in. You’ll meet great people and help with their lack of “handy-person” skills! What Will You Be Responsible For
- You will inspect work performed that meets specifications and established standards.
- You will instruct staff in work policies and procedures safety procedures and the use and maintenance of equipment.
- Plan and prepare service staff work schedules.
- Read and handle a budget.
- You’ll showcase that you can juggle various priorities including systems work projects vendor management etc. You’re bad to the bone and you show it with your juggling skills!
- Confer with staff through your leadership to resolve performance and personnel problems and to discuss company policies.
- Evaluate employee performance and recommend personnel actions such as promotions transfers and dismissals.
- Inspect and evaluate the physical condition of facilities in order to resolve type of work required.
- Conduct inventory on current stock and order materials (approved by Property Manager) to maintain available supplies and equipment.
- Maintain asset inventory system for internal audit purposes.
- Investigate complaints about service and equipment and take corrective action.
- You will work in concert with the Property Manager to make certain that weekly safety meetings are being conducted and signed off on by all on-site associates.
- Maintain on-site safety binder per company policy.
- You’re available and flexible to work on-call or after-hours service requests including weekends.
- Perform other duties as assigned by manager.
How Will You Be The Right Fit?
Education: High School or equivalent
Experience: Three to five years
Certification/Licenses: HVAC valid state’s driver’s license EPA CPO
Special Skills Knowledge Abilities:
- Knowledge of a variety of skilled trades
- Expertise in the elements of construction/installation uses repair and maintenance including: minor carpentry minor plumbing mechanical and electrical household appliances framing and finishing walls doorways roofs and other elements of wooden structures
- Installing and repairing sinks drains and toilets
- Inspecting cleaning and lubricating mechanical parts and equipment basic welding and metal work
