JOB TITLE: SERVICE MANAGER

SUPERVISES: ON-SITE MAINTENANCE TEAM

OVERALL FUNCTIONS:

Primary responsibilities include the hands-on maintenance of the community, including overall inspection, repair and general maintenance of apartments and other interior/exterior areas. Acts as a “team leader” among the general maintenance staff; delegating, supervising and directing the work of the department.

ESSENTIAL PERFORMANCE SKILLS, DUTIES, AND RESPONSIBILITIES:

  • Ensures that the maintenance staff is performing to Arlington Properties standards and service requests are handled in a prompt, courteous and efficient manner. Arlington Properties standard is to complete a service request within 24 hours.
  • Prepares or assists in preparing all market-ready apartments, which includes painting, carpet cleaning, general repairs, housekeeping, etc. Arlington Properties standard is 3-5 days.
  • As a team leader, responsible for the training and supervision of community maintenance staff. Typically involved with the Community Manager in hiring, interviews, training and performance reviews of maintenance staff. Handles disciplinary problems and/or employee relation issues of maintenance staff.
  • Completes regular community inspections. Prepares weekly/monthly status reports.
  • Recommends the repair or replacement of any interior and/or exterior areas.
  • Understands and adhere to budget.
  • Works with the Community Manager in maintaining and monitoringBudgetControl Log.
  • Performs various preventative maintenance functions. Records activity in maintenance log.
  • Monitors the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
  • Performs various maintenance functions such as electrical installations, pool maintenance, light carpentry/construction, re-keying and mastering door locks, repairing furnaces and air conditioners, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repair, minor roof repairs, etc.
  • Orders and controls maintenance inventory.
  • Ensures that all maintenance staff follows safe work practices. Responsible for proper use and care of all Company tools, equipment and vehicles.
  • Maintains open communication with the Community Manager and other community staff.
  • Works along with the general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
  • Performs on-call emergency service as required.
  • May assist in monitoring capital improvement projects.
  • Must be regular and predictable in attendance.
  • Must have the ability to complete an assigned task in a safe manner and in a constant state of alertness and must understand and follow all safety rules.
  • Must be able to work in a cooperative manner with co-workers, supervisors, Community Managers, Regional Managers and residents.
  • Understands and complies with Fair Housing laws and standards.
  • Attends and participates in training programs as requested.
  • Assists with and attends community sponsored resident activities and functions.
  • Assists the Maintenance Director and/or Community Manager on special maintenance projects as necessary.
  • Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, co-workers and the general public.
  • Performs other related duties as required and follows all company policies and rules.   • Work professionally, efficiently and effectively under deadlines and productivity standards.
  • Performs other related duties as required and follows all Company Policies and Rules. JOB QUALIFICATION REQUIREMENTS:

Knowledge/Experience:

A high school diploma or equivalent is required. A minimum of three years verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Supervisory experience is preferred. Excellent communication and interpersonal skills are required.

Machines, Tools and Equipment, Software:

Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chainsaw,key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.

Licenses/Certificates:

Valid driver’s license and a good driving record along with auto insurance required. Must be EPA or CFC certified.

PHYSICAL AND VISUAL ACTIVITIES:

Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment and utilize a ladder as required.
