The position?

We are seeking an outstanding, experienced professional Service Manager to join our team at Haley Park Apartments, an 80-unit senior community located in Tampa, Florida.

What are we looking for?

We are looking for a Service Manager who possesses high energy, expert communication and relationship building skills paired with outstanding customer service. The ideal candidate for this position will have the ability to embrace a shared responsibility environment and work with a diverse team while keeping a strong sense of ownership attitude.

What are my responsibilities as a Wendover Service Manager?

In coordination with the Property Manager, the Service Manager is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies and preventive maintenance for the community.

· Under direction of the Property Manager, supervise and schedule maintenance activities for the apartment community and service staff

· Coordinate, schedule and respond to resident/management requests and service requests for occupied units

· Troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances and other systems on community (phone jacks, irrigation systems, etc.)

· Coordinate, schedule and prepare vacant apartments for move-in

· Identify and correct hazardous community conditions

· Coordinate, schedule and perform preventative maintenance on equipment and apartments

· Ordering supplies and managing maintenance budget

· Attendance is an essential job function

· Other aspects may include:

o May be requested to assist in other areas of the community including office support, etc.

o Assist with hazardous weather problems, fires, floods, etc.

o Responsible for overall organization and cleanliness of work areas and maintenance shops

What do I need to qualify for this job?

· High school diploma or equivalent required

· Minimum of 4 years previous, relevant experience in multifamily industry is required

· Certified Apartment Service Technician (CAMT), preferred

· HVAC license required

· CPO license required

· Ability to operate vehicle and driver’s license is required according to community needs

· Light carpentry, drywall repair and texture, and painting

· Must have experience in appliance repair, compressor diagnosis, etc.

· Computer literacy a plus but not required

· Must be adaptable; able to multi-task, prioritize and thrive in a fast-paced environment

· Professional appearance and demeanor

· Must be fully vaccinated and be able to provide documentation upon hire or be able to provide a completed request for a medical or religious accommodation

***Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.)***

What are the Working Conditions/Environment/Physical Demands of this position?

· This is a full-time position and may be regularly called upon to work overtime, after hours and weekends. Rotating, on-call schedule as well

· High level of confidentiality (confidential information with regards to financial documents during budget process, in-coming mail, e-mail, telephone calls, vendor contracts and lender/owner information)

· Physical demands will require but not be limited to the mobility to effectively complete job requirements
