Job Summary Essential Job Duties and Responsibilities Support the RTM department by auditing and monitoring all rehab and turn data for the market Manage, create and run reports as requested by the RTM Management Team to include support with managing monthly budget Handle move ins; Schedule resident orientation services and move in issues Handle move outs; Contact residents for pre move out inspections and move out inspections Main on the market contact Initial contact for accounts receivable issues at local level Serve in a variety of support functions: Utilities: Work with Leasing Director and Portfolio Management to coordinate turning utilities on/off or transferring to/from Invitation Homes/resident Permitting: Develop relationships with city and county building permit authorities in order to understand requirements and to facilitate quickly getting permits needed for repair or rehab work Inventory Control: Manage parts inventory for preventive maintenance technicians Depending on region, may include ordering supplies to be stocked at offices for replenishment of vehicles, or may include managing invoices and charge codes for inventory purchases by technicians Contracts: Support Resource Manager/Regional Rehab & Turn Manager by providing administrative support for contract execution with local and national vendors and contractors. Assist to ensure competitive pricing, timely invoicing and proper handling of credits. Work with RTM Management Team to rate contractors and manage the relationship Reporting/Data: Support the RTM Management Team with all data and reporting needs across Yardi and Salesforce Perform other duties as assigned Education and/or Experience High school diploma or equivalent Previous experience within real estate industry/single-family housing preferred Required Licenses or Certifications None Skills/Specialized Knowledge Comprehension of federal fair housing laws and any applicable local housing provisions Proficiency utilizing Outlook, Microsoft Word and Excel Ability to use general office equipment, such as telephone, fax machine, printer, copier and 10-key Excellent customer service and interpersonal skills; ability to relate to and get along with others Ability to defuse situations involving angry or difficult people Professional verbal and written communication skills Strong organizational and time-management skills Ability to multi-task and maintain flexibility and creativity in a variety of situations Ability to analyze and resolve problems Ability to set and meet goals and consistently meet deadlines Ability to maintain confidentiality Ability to drive an automobile Other Requirements Must maintain professional appearance and comply with prescribed uniform policy Ability to be at work on a regular and consistent basis; overtime may be required Travel may be required Physical and Mental Demands Work Environment Invitation Homes is an equal opportunity employer. |
