Job Title: Sr. Real Estate Transaction Manager
Job Summary:
Under general direction from the Director of Corporate Real Estate will use extensive knowledge and skills obtained through education and experience, to oversee the planning and implementation of real estate projects and operations. Responsible for negotiating and oversight of real estate transactions, conducting feasibility reviews and preparing financial analyses.
Essential Duties and Responsibilities:
Effectively negotiate the business terms and conditions for a wide variety of real estate transactions simultaneously.
Conduct site tours and documentation of space condition and use on behalf of/with clients.
Analyze and interpret financial data to present results to clients and management.
Develop short-term and long-term strategic business plans and feasibility studies for clients.
Defining client’s real estate requirements (i.e., review growth projections, evaluate overall business strategy, and manage critical dates).
Oversee and manage a high volume of transactions while maintaining client focus.
Review leases and contracts related to acquisition and disposition of leased and company-owned properties.
Lead conference calls, drive processes and strategic initiatives.
Manage information within a lease administration system.
Establish and maintain strong working relationships with clients and vendors.
Balance conflicting resource and priority demands.
Lead review, strategy and planning sessions.
Potentially performs human resources management activities, including identifying performance problems and seeking guidance for remedial action, reviewing performance and interviewing and selecting staff.
Potentially plans, assigns, monitors, reviews, evaluates and leads the work of others.
Potentially coaches and mentors subordinates, identifies training needs and recommends appropriate development programs.
Perform other duties and responsibilities as assigned.
Manager Notes
The Sr. Real Estate Transaction Manager will essentially be the ‘quarterback’ of the team This person will be responsible for client intake initiation while gaining a full understanding of the clients’ needs Handle all real estate planning and transactions They will work with brokerage partners to execute market surveys and go over survey results with the client. Once the client confirms their need, the Sr. Real Estate Transaction Manager will then work with the Project Managers to begin execution.
Travel to various branches (mostly within the U.S. but may travel internationally, as well) about once every other month Act as a ‘liaison’ between the client and project management team Interact with all levels of support; department heads and c-level executives
Skills: (Manager Notes) Must Haves
6-8 years’ of Corporate Real Estate negotiation, transaction management and financial analysis experience Strong financial acumen Strong written and oral communication skills – will be required to interact with all levels of support, including C-level executives CCIM certificate or MCR / SLCR designation Ability to maintain a professional demeanor at all times Customer service driven Impeccable follow-up skills Corporate end user experience is a big plus Ability to travel once every other month to visit client sites Candidates who came from JLL, Cushman & Wakefield, CBRE or Avison Young would be a good fit
Additional Skills
Knowledge of fundamental real estate concepts related to negotiation, law, principles and practices
Basic knowledge of financial controls and accounting principles
Knowledge of banking / finance and securities lending operations principles
Ability to negotiate, interpret financial data, evaluate and make recommendations to management
Able to conduct independent research of industry sources and market data
Proficient user with MS Office, Visio and Project
Able to promote effective coordination between business unit and other functional areas
Ability to ensure accurate, timely, legally correct and financially sound documentation is completed
Ability to juggle and prioritize multiple, competing tasks and demands
