We like our General Managers to get to know our tenants’ needs on a personal level to serve them in the best way possible. That’s what makes us different from other storage companies. Position Overview:

The Self-Storage General Manager (Property Manager) is a team player who is energetic and professional but doesn’t mind getting their hands dirty to keep the property well maintained and secure.

The manager is an outgoing self-starter with excellent sales skills. The General Manager provides above average customer service and aggressively contributes to profitability by upselling units, selling our insurance and merchandise, and doing what it takes to retain current tenants and fill empty units. The General Manager pays close attention to detail and has strong computer skills.

General Responsibilities and Duties:

  • Provides great customer interactions both in-person and over the phone. This is key to your success! We want someone who loves to interact with our tenants to help meet their needs.
  • Be Creative! You are responsible for generating sales, keeping the facility rented at optimum levels effectively utilizing advertising, promotional and customer relation skills as approved by management;
  • Managing day-to-day operations including collections, daily deposits, making calls to people falling behind in payments, returning calls to customers.
  • Creatively show and rent units by offering the best storage solutions to perspective tenants; You do this by getting to know the tenant and finding out their needs and how they intend to use the space.
  • Actively sell and maintain supplies of merchandise. Upsell insurance, rent/schedule moving trucks and equipment, and cross sell other company owned/operated facilities; Our products are of high durable quality and we want you to educate customers about the difference from getting materials at a dollar store that won’t hold up.
  • Visually inspect the facility daily; Ask yourself, “Would I want to store my possessions here? Does the place look clean and well maintained?
  • General management of the office including, but not limited to, opening and closing the office on time each day; Greeting customers with a warm welcome.
  • Assist in preparing units for auction. This is a sensitive topic. We are looking for compassion when communicating to tenants facing auction sales.
  • Maintain “curb appeal”. First impressions are everything! We pride ourselves on providing a clean, safe and secure facility. You will be responsible for handling property maintenance issues, providing minor maintenance and daily lock checks.
  • Avoids and prevents workplace drama and remains focused on the job.
  • Other duties as assigned.

Job Requirements:

  • 2-year degree with 1-3 years of retail/sales experience; OR HS/GED with 4+ years of retail/sales/property management experience;
  • Excellent communication skills both on the phone and in person;
  • Works well in a team setting or independently;
  • Loves to talk to people, Customer service skills!
  • Knowledge of computers is a must (Microsoft Office, Outlook, Etc.) with a general understanding of automatic gate systems;
  • Valid driver’s license and insurance with access to reliable transportation;
  • Open work availability possibly including weekends and some holidays; Stores are typically closed on Sundays. ***Some NY Locations are open on Sundays***
  • Willing to travel/work in multiple locations, if needed;
