Second Avenue is recruiting a Senior Vice President – Leasing/Marketing for their Single Family Property Management (SFR) platform. Position location – Tampa, FL or Atlanta, GA

Single-Family Property Management Experience Preferred. Senior level Property Management Experience is a position requirement.

Position Summary

We are looking for an experienced property management professional with senior level single-family leasing experience and a proven track record with respect to optimizing marketing and leasing performance on a national level across multiple regions and markets. The successful candidate will be responsible for current leasing activity, market leasing staff, leasing call center (lead processing), and related activity in a rapidly growing platform that has robust acquisition and build to rent (BTR) activity.

Duties and Responsibilities

  • Responsible for ensuring a high level of leasing performance in all markets while achieving at or above market KPIs for days to lease, maximized rent levels on available homes for immediate and pre-leased occupancy.
  • Responsible for leading market Portfolio Leasing Managers and overall recruiting efforts with respect to new state/market expansion.
  • Responsible for Marketing/Leasing Call Center – processing leads to local market leasing teams while also driving centralized leasing activity.
  • Responsible for Property Management underwriting of market rent for new acquisitions and BTR pipelines.
  • Effectively communicate with executive leadership and client ownership/asset management regarding overall leasing and related performance activity.

Skills/Specialized Knowledge

  • Successful track record managing marketing/leasing teams across multiple regions, states, and markets.
  • Proven success at achieving quantifiable KPIs – high levels of daily/weekly/monthly leasing volume, minimal DOM, at or above market rent levels, and at or above market occupancy levels.
  • Specific experience and proven track record in rapid growth marketing/leasing activity.
  • Experience with managing lead/leasing call centers.
  • Highly effective leadership ability with respect to managing multiple markets/leasing teams to achieve maximum results on a steady and consistent basis.
  • Ability to navigate different technology platforms; candidate will be comfortable with intermediate level functions of all Microsoft Office applications, including Excel.
  • Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel and property operating/accounting software.
  • Highly effective verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Highly effective ability to identify, analyze, and solve problems/issues on a proactive basis.
  • Ability to be flexible and quickly adapt to changing business needs and processes.
  • Ability to set, manage and meet goals and deadlines.

Required Licenses or Certifications

  • Real Estate license(s)
  • Current driver’s license and automobile insurance.
  • Other licenses and/or certifications as required by state law.

Other Requirements

  • Ability to be reachable via phone and/or email at all times, except during approved time off.
  • Ability to work weekends and non-traditional holidays.
  • Periodic travel within assigned portfolio or to organizational meetings required.

Ideal Candidate Characteristics and Background:

  • Minimum high school graduate required. Associates Degree or higher degree preferred.
  • Minimum 5 years of experience in residential property management marketing/leasing management.
  • Able to exhibit a proven track record with respect to goal achievement, adherence to planned timeframes and urgency of execution of all related tasks and initiatives.
  • Proven ability to interact effectively with a wide range of highly experienced peers and principals.
  • Experience and knowledge with respect to management software platforms.
  • Successful track record with respect to prioritizing multiple initiatives – including rapid execution and sense of urgency regarding completion of key tasks within set timeframes.
  • Strong work ethic, value system, high level of adaptability and team orientation.
