HomeRiver Group is looking to add a Turn/Rehab Coordinator to our Maintenance/Property
Management team, especially those with experience in Single-Family home management. Our
Maintenance Coordinators assist our property managers in the maintenance function, handling
all aspects of maintenance that occur at our managed rental properties.
Core Responsibilities:
- Manage turnover & rehab work orders and inspections for a specific set of properties
- Build client and resident relationships within the maintenance department to assist the
PM and APM in building and maintaining these relationships - Schedule and dispatch maintenance issues as needed
- Promptly and efficiently follow up on open work orders based on priority and age
- Meet departmental KPIs surrounding timeliness, good service, and margin
- Provide guidance to renters to determine if work is necessary
Communicating with owners about required scope of work, selling maintenance and
turnovers to owners - Review and evaluate incoming work orders to determine the scope of work
- Managing vendors and internal maintenance technicians to complete work orders
- Bid preparation
- Review completed jobs for quality and warranty
- Billing of completed jobs
Education and Experience:
- High school diploma or equivalent
- 2+ years of residential property management or maintenance coordinator experience
required - PropertyWare and PropertyWare Maintenance experience a plus
- A valid drivers license, reliable mode of transportation and automobile insurance are
required.
