Supporting the Company in evaluating and developing its global real estate footprint and space requirement is Citi Realty Services (CRS), a corporate shared services function. CRS engages Citigroup businesses and works in partnership with internal and external functional disciplines to deliver best-in-class work spaces; with a focus on optimizing space utility and returning the greatest benefits to shareholders.
A critical component in real estate evaluation is an economic analysis that incorporates known and objectively derived assumptions. CRS utilizes an analytical tool – a VBA Excel scripted model – to perform scenario analysis and develop expenditure proposals, both are used to facilitate sound decision making.
The VBA programmer will manage the analytical tool and support CRS initiatives through insightful analytics. The position will report directly to the CRS North America Analytics Manager and matrix report to the CRS Global Head of Strategy to ensure the financial modeling tool complies with accounting policy and corporate governance standards.
Key responsibilities:
- Perform strategic and financial analysis to review and develop comprehensive financial analyses including GAAP compliance.
- Aid in the development of the CRS Initiative Expense Project (IEP) Template to align with up to date GAAP regulations.
- Maintain, support and build on the VBA based financial model.
- Develop financial tools to enhance the analytics process.
- Drive the end-to-end delivery of real estate analytics, which entails reviewing proposed transactions, developing pro forma financial statements (cash flow and income), and articulating the key drivers and economics of the proposals to respective stakeholders, up to senior leadership.
- Streamline current reporting to produce quicker results with the same level of accuracy.
Qualifications
Minimum qualifications:
- Proficiency with VBA (Visual Basics/Macros) across Microsoft application platform.
- Advanced skills in MS Excel and PowerPoint.
- BS degree in a technical field of study (e.g., Computer Science, Finance, Accounting).
Preferred qualifications and interests:
- Working knowledge of finance principles and familiarity with financial modeling.
- Familiarity with real estate lease accounting.
- Ability to interact effectively with all levels of management.
- Enthusiastic problem solver with ability to anticipate questions.
- Interest in developing financial models to drive business decisions.
- 5-8 years of relevant Real Estate and/or Analytics experience.
- Strong analytical and problem-solving ability.
- Ability to multitask and work under pressure with tight and changing deadlines, while still providing accurate results
