Citi Realty Services (CRS) is a division of Citi Enterprise Infrastructure (EI), providing real estate support services to all Citigroup businesses. CRS is dedicated to providing all Citigroup businesses with premises that are cost-effective, safe, and productive.
Within the North America Region, the US Sub-Region includes Tampa Campus, a growing part of Citi’s CSC (Citi Service Center) network, comprised of a main campus, and 2 satellite locations totaling 882M RSF, with an annual expense of $37MM.
The Asset Management team manages all aspects of CRS activities within the portfolio with the following objectives:
+ Maximize the value of Citi’s operating real estate assets
+ Optimize real estate portfolio operating expenses and capital expenditure
+ Control operational and reputational risk resulting from Citi’s real estate operations
+ Deliver and maintain safe, effective and efficient buildings
+ Implement business and corporate strategies as they relate to real estate operations
Key Responsibilities:
The Asset Manager will report to a Senior Asset Manager and will:
+ Oversee Occupancy Planning, Facilities Management, Project Management, Finance, Transactions and others to support tactical projects and strategic programs
+ Execute strategic programs to meet the current and future real estate needs of the business while achieving Citi’s expense and objectives
+ Develop and manage internal relationships with business partners and other Citi stakeholders
+ Develop and manage external relationships with vendors, landlords and other service providers
Occupancy Planning
+ Work with Occupancy Planners to understand business needs and implement space optimization initiatives, including innovative workplace design and oversubscribed seating
Operations/Project Management
+ Ensure that CRS’s outsourced facility management service provider and other vendors provide consistent high-quality building and project management services
+ Oversee team of outsourced staff and ensure that the terms of the outsourced vendor’s contract are consistently met
+ Monitor building operating and project budgets and approve expense requests, as appropriate and in accordance with delegated levels of authority
+ Coordinate with Finance and CRS’s outsourced facility management service provider to develop the annual Real Estate Operations/Capital Plan and update Forecasts by identifying Risks and Opportunities
+ Participate in major procurement processes and promote consistent, cost-effective leveraging of third party resources
Leasing and Real Estate Management
+ Work with Senior Asset Manager to deliver transaction activities in line with functional strategies, KPI’s and standards, and within agreed financial budgets.
+ Transaction activities include lease acquisition and disposal, as well as contract/lease negotiation
+ Drive results with a sensitivity to meeting tight timelines, cost objectives and business priorities
Finance Management and Budgeting
+ Contribute to analysis and reporting, presentations, IEPs and other deliverables
+ Create annual budget and capital plans to support ongoing operations, as well as strategic programs, infrastructure projects, etc.
+ Conduct regular financial reviews to monitor expenses and identify cost reduction opportunities
+ Understand the direct charge process and ensure that charges are being allocated appropriately to the businesses and recoveries are consistent with Plan/Forecast/actual expenses
Risk and Control
+ Contribute to analysis and reporting, presentations and other deliverables required for Audit and other regulatory filings
+ Ensure consistent service delivery standards and processes using KPIs, benchmarking and performance reviews
+ Ensure that all risk and control and audit directives are regularly met
Qualifications
Qualifications
+ 5-7 of diverse professional experience managing building operations/real estate portfolio
+ Strong organizational and communication skills, in particular, experience communicating with all levels of management, relating complex information clearly and succinctly, and dealing with ongoing high priorities from customers
+ Proven leadership skills and ability to collaborate with business clients, internal CRS partners, other Citi service providers, landlords and third-party service providers
+ Demonstrated problem solving skills, analytical capabilities, and creative thinking
+ Ability to drive results with sensitivity to meeting tight timelines and cost objectives, and to work well under pressure
+ Must be resourceful, take initiative, and work with minimum supervision
+ Adaptable to dynamic corporate environment and dynamic real estate market
+ Solid understanding of the relevant real estate markets and industry standards
+ Ability to travel (sometimes last-minute) to attend to issues in the portfolio
+ Bachelor’s degree required; Business or Real Estate related major a plus
+ Proficient in Excel and Power Point
