Since its inception in late 2019, Vacatia Holdings, the internal real estate asset management and development group of Vacatia, Inc. has grown their internal portfolio to 21 timeshare and 42 whole-ownership homeowners associations with 4,750 units and $250 million of underlying real estate value across the U.S. through a combination of acquisitions and organic growth. Through strategic growth, with offices on both the East and West Coasts, Vacatia Holdings is well positioned to capitalize on opportunities to invest in markets across the U.S. We are in the process of launching new investment vehicles with the intention to expand the investment profile to include credit opportunities. Established processes and systems are in place to reinforce the discipline required to excel across all facets of the broadened mandate, including experienced deal sourcing, meticulous underwriting and proven asset management. The candidate will have an outstanding opportunity to develop a broad range of development, financial, credit, real estate underwriting, analytical, marketing, and presentation skills with an opportunity to join early in the growth curve of the business.
We are seeking a Vice President based in the San Francisco Bay Area to join our Real Estate development and asset management function. Specific responsibilities include (but are not limited to) monitoring the portfolio on monthly basis to track underlying property budgets, contributing and collaborating with the FP&A team to provide guidance and feedback on budgets as it relates to short-term and long-term capital planning, developing and implementing short-term and long-term capital repair and growth plans, coordinating competitive bids for the short-term and long-term capital planning, active management and onsite visits to properties during capital planning projects, recommending value-add or opportunistic capital projects to drive value for owners and the long-term health of the properties, assisting in acquisition efforts on an as needed basis.
Specific responsibilities of this role may include but not be limited to:
- Monitor the performance of the portfolio of assets for potential adverse issues by maintaining constant communications with the FP&A team and general managers and reviewing and analyzing monthly and/or quarterly financial statements while keeping up with national, regional and local market dynamics
- Develop comprehensive KPIs by property
- Participate in monthly and quarterly meetings to present insight into portfolio performance
- Work with the Head of Real Estate to develop property by property business plans and use cases
- Develop short-term and long-term capital planning for each property
- On a quarterly basis, prepare asset summary reports and underwrite property values as necessary
- Develop a comprehensive understanding of local zoning, construction and development guidelines
- Develop a comprehensive list of vendors, consultants and service providers by region for capital projects
- Develop and utilize comprehensive cost benchmarking and performance for each vendor and service provider as it relates to capital projects
- Actively manage all capital projects across the portfolio
- For those properties that include ground-up construction or significant renovation/alteration projects, actively monitor the progress of the work against the budget and underwritten assumptions as well as specific vendor performance
- Interpret information from the contractor, and construction consultants to evaluate the performance of the business plan against original timing and budget for completion of the project
- Evaluate and make recommendations for draw requests.
- Regular travel to properties
Job Qualifications:
- Bachelor’s Degree with 5-10 years of experience in commercial real estate development and asset management
- Experience with hospitality development and operation a plus
- Background in engineering / commercial construction as well as finance a plus
- Ability to live and work remotely but must be willing to meet face to face at least 1x per week in San Francisco (will not be reimbursed for travel related to weekly meetings)
- Team Player with collaborative and strong relationship building skills
- Strong sense of urgency
- Excellent written communication skills
- Ability to manage multiple projects concurrently
- Strong attention to detail
- Ability to operate independently
- Comfortable leading projects and clearly communicating to multiple stake holders
- Prior financial analysis and financial modeling for development projects in commercial real estate
- Experience with CRE Research/Modeling tools a plus: Argus, CoStar, Real Capital Analytics, etc.
- Excellent computer skills including Microsoft Office (Excel, Powerpoint)
