Prologis is seeking a VP, Market Officer in our Orlando, Florida office. This person will be accountable for all the operational aspects of commercial / industrial properties and core portfolio to include leasing, asset and property management, and providing leadership for assigned market(s) which includes developing strategic direction as well as the operational execution to generate and maintain maximum profitability.
Position Responsibilities:
Market Leader for the core portfolio
- Develop and execute real estate strategies and transactions that support Prologis core business, plans, and objectives.
- Develop and maintain strong positive relationship with existing customers to ensure high satisfaction level.
- Leasing – Initiate, manage, and complete real estate transactions. Establish a favorable market presence for Prologis. Be the preferred landlord within your market(s). Establish and maintain a positive and professional relationship with the local brokerage and real estate communities, government officials and prospective tenants. Achieve superior ratings from Customers and Brokers. Build a high level of trust with the Customers and Brokerage community.
- Execute capital and lease transactions with a high level of proficiency and knowledge ensuring seamless communication, consistent follow up and reporting, and timely execution.
- Develop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and procedures. Achieve planned retention ratio, occupancy, and exceed market occupancy.
- Review transaction related documents as part of due diligence process.
- Develop, implement, streamline and improve Prologis processes underlying flawless transaction execution.
- Periodically re-calibrate leasing marketing strategy.
- Formulate, negotiate and execute contracts with customers and vendors.
- Asset Management – Coordinate asset management functions through periodic site inspections, property and portfolio analysis.
- Understand property value, work on legal issues, reporting on market and market trends. Involved in all real estate issues (e.g., sale, environmental)
- Monitor competitive markets and governmental compliance issues.
- Reviews monthly and quarterly reports to insure returns/losses are as budgeted.
- Provide effective presentations to senior management, employees and prospects/clients.
Leadership & Management
- Create, communicate, monitor and execute the vision, mission, strategy, objectives, business plan, budget, policies and operating plans for assigned market(s).
- Lead /manage employees to ensure optimum performance.
- Build a cohesive, diverse team dedicated to ongoing improvement of business operations.
- Coaching and developing team members including attracting and retaining top talent. Guide staff in strengthening their competencies.
- Conduct appraisals and make hiring/firing decisions.
- Stimulate a team culture in all employees.
- Lead by example to earn respect and trust of peers, employees and customers. Clearly support others by providing honest, open, two-way communication. Provide appropriate feedback loop to his/her manager on relevant issues.
- Recognize expertise and empower peers and employees to build a dynamic team that is viewed by others as highly productive, capable and the best in the industry.
- Serve as a change agent for business improvements. Develop buy-in and support for new initiatives and processes.
- Develop and implement innovative programs/solutions that reduce short and long term operating costs and increase productivity.
External “Face” for the Market(s)
- Represent Prologis in the community. Participate in civic and business organizations. Conduct and maintain relationships with industry and trade associations, vendors, and professional organizations. Engage in other outside activities consistent with the company’s and client’s responsibilities to the community and the industry.
- Speak on panels and at industry events.
Expert in Market Knowledge
- Keep up-to-date on developments within the market(s) and industry. Understand the market opportunities, capabilities, and competitive threats. Identify the most significant business and industry trends in the market(s).
- Meet regularly with industry leaders from other companies to discuss business and industry trends, issues, and opportunities. Talk about implications.
- Visit with other companies and talk with people in similar functions. Also talk with their customers. After each visit, summarize and share the market information with your team.
- Join professional organizations. Attend industry or professional meetings, conferences, and seminars. Work on program committees. Actively involve yourself within the group.
- Read professional newsletters and trade journals to stay up-to-date on new developments within the industry.
- Build an informal network of peers within the company and from similar organizations for exchanging ideas and discussing relevant changes and developments within the market and industry.
Reporting & Tracking
- Financial Performance – Responsible for meeting the financial goals and expense management for assigned market(s).
- Prepare short and long range strategic plans, priorities, objectives and the annual budget for a market portfolio.
- Effectively understand and oversee financial accounting and reporting, identifying mid-year trends and re-forecasting as indicated.
- Control internal budget processes for projects.
Participation with Acquisitions & Development
- Partner, support and actively participate in the opportunities to acquire and develop new business with Investment Officers and key stakeholders.
- Develop and strengthen relationship with customers, brokers, developers, planners, consultants and governmental/regulatory authorities to generate information about new land acquisition and business development opportunities.
- Target key markets/prospects for business growth opportunities. Source and identify potential acquisition and development deals, consistent with the Company’s objectives.
Essential Skills & Experience:
- Bachelor’s degree from a four-year college or university, minimum of 10 years of relevant work experience, or equivalent combination of education and experience.
- Seasoned transactions management experience. Proven skills in contract review and lease/purchase and sale negotiations.
- Strong knowledge and understanding of all facets of asset and property management, leasing, brokerage, marketing, and financial reporting.
- Strong analytical skills include financial modeling and forecasting.
- Possess advanced financial skills and knowledge to review the complex financial reports prepared by others and to make recommendations to executives that impact the line of business.
- Successful characteristics for the position are the ability to maintain a high level of attention to detail, the ability to work independently, adjust priorities, and work in a continuously changing environment.
- Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills. Draw upon the analysis of others and make recommendations that have direct impact on the business of the market(s).
- Strong customer orientation, excellent communication skills (both verbal and written).
- High level of integrity and ethics is critical.
- Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor and/or management.
- Ability to create strong customer trust and confidence.
- Ability to motivate employees and client groups to take desired action.
- Ability to exercise discretion when dealing with confidential information.
- PC Proficiency to include but not limited to MS Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software including internet searches/mining.
- Must possess a driver’s license and the ability to operate a motor vehicle. Ability to travel to other company locations/properties.
Nonessential Skills & Experience:
- Master’s in Business Administration, Economics or a similar field preferred.
- Real estate development experience preferred.
