Vice President of Operations – Single-Family Property Management

Second Avenue is recruiting a Vice President of Operations – Single-Family Property Management (SFR) platform. Position location – Tampa, FL or Atlanta, GA

Single-Family Property Management Experience Preferred. Senior level Property Management Experience is a position requirement.

Position Summary

We are looking for an experienced property management professional with senior level single-family property management experience and a proven track record with respect to optimizing property management performance on a national level across multiple regions and markets. The successful candidate will be responsible for property management activity, property management staff and related activity in a rapidly growing platform that has robust acquisition and build to rent (BTR) activity.

Duties and Responsibilities

  • Responsible for ensuring a high level of performance in all markets while achieving at or above market KPIs.
  • Monitors rent receivables/collections and vacancy rate and takes action to improve as needed.
  • Supervises tenant relations to ensure standardization and consistency in the property management department.
  • Responsible for leading market Portfolio Managers and overall recruiting efforts with respect to new state/market expansion.
  • Responsible for the day-to-day management of single-family residential portfolios and oversees all aspects of property operations ensuring that Second Avenue provides the highest quality management services to the residents
  • Creates and maintains positive relationships with all external partners, government officials and professional organizations related to the Property and Housing industry.
  • Develops and ensures effective implementation of property management policies and procedures according to industry standards and best practices including but not limited to the areas of resident selection, reasonable accommodation, lease enforcement, housing retention, landlord tenant law, and performance indicators.
  • Accountable for the performance of properties against approved property operating and capital budgets and is responsible for the development and implementation of property management policies and procedures that are in compliance with all regulatory agency requirements.
  • Supervises and works closely with direct reports. Oversees major decisions and ensures that team members implement their portfolio objectives and work plans.
  • Evaluate the effectiveness of each direct report in order to design employee recognition programs and development plans based on findings.
  • Effectively communicate with executive leadership and client ownership/asset management regarding overall property management activity.

Skills/Specialized Knowledge

  • Successful track record overseeing single-family property management teams across multiple regions, states, and markets.
  • Strong knowledge of single-family residential property management and tenant/landlord practices, laws, rules, and regulations.
  • Specific experience and proven track record in rapid growth single-family residential portfolio activity.
  • Highly effective leadership ability with respect to managing multiple market teams to achieve maximum results on a steady and consistent basis.
  • Ability to analyze, evaluate and act on issues and/or problems, reaching sound conclusions and taking appropriate action.
  • Ability to navigate different technology platforms; candidate will be comfortable with intermediate level functions of all Microsoft Office applications, including Excel and property operating/accounting software.
  • Highly effective verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Highly effective ability to identify, analyze, and solve problems/issues on a proactive basis.
  • Ability to be flexible and quickly adapt to changing business needs and processes.
  • Ability to set, manage and meet goals and deadlines.

Required Licenses or Certifications

  • Real Estate license(s)
  • Current driver’s license and automobile insurance.
  • Other licenses and/or certifications as required by state law.

Other Requirements

  • Ability to be reachable via phone and/or email at all times, except during approved time off.
  • Ability to work weekends and non-traditional holidays.
  • Periodic travel within assigned portfolio or to organizational meetings required.

Ideal Candidate Characteristics and Background:

  • Minimum high school graduate required. Associates Degree or higher degree preferred.
  • Minimum 5 years of experience in single-family residential property management.
  • Able to exhibit a proven track record with respect to goal achievement, adherence to planned timeframes and urgency of execution of all related tasks and initiatives.
  • Proven ability to interact effectively with a wide range of highly experienced peers and principals.
  • Experience and knowledge with respect to management software platforms.
  • Successful track record with respect to prioritizing multiple initiatives – including rapid execution and sense of urgency regarding completion of key tasks within set timeframes.
  • Strong work ethic, value system, high level of adaptability and team orientation.
