Commercial Real Estate (CRE) Coordinator
Job Overview:
Our award-winning company is seeking a talented Commercial Real Estate (CRE) Coordinator. The primary function of the CRE Coordinator is to expedite Offers distributed by the Offer Manager.
The secondary function of the CRE Coordinator is back up to the Underwriting/Transactions process as determined by the EVP Real Estate.
This role is to assist the Real Estate department and is considered temporary employment with the possibility of long term or permanent at Welfont’s discretion. Projected assignment ASAP through Dec 31, 2019.
Responsibilities Create Offers
- Perform preliminary market research for commercial real estate leads including valuing properties by using the cost approach, income approach, and market approach
- Generate initial Letter of Intent for qualified properties utilizing Microsoft Office, Adobe Acrobat, and Salesforce
- Data Entry
- Maintain department’s research and offer standards in order to minimize errors and improve offer conversion rates
- Work with management to achieve company objectives
Underwriting/Transactions
- Report and timeline management to ensure successful execution
- Review Purchase and Sale Agreements for all necessary exhibits
- Review Commercial Title Commitments
- Audit contract and required exhibits
- Ensure buyer and seller execute the contract and earnest money deposit is submitted
- Process all sales in internal system including fall outs and entity updates
- Reconciliation of event results
- Post Transaction tracking
- Customer Service
- Manage the contract process but more importantly keeping Management aware of where each file is in the perspective process and to escalate any issues to ensure a successful and on time escrow closing
QUALIFICATION REQUIREMENTS:
- Working knowledge of commercial real estate contracts, title commitments, closing and all associated due diligence and loan documents
- Experience with various commercial property types
- Proficient in Microsoft Office Suite
- Proficient in working across platforms at one time; Salesforce, Excel, Costar, Adobe Acrobat etc.
- Ability to perform market research on properties to provide comps
- Critical thinking and detail oriented
- Strong analytical skills
- Ability to think through best case/worse scenarios
- Ability to present a professional image and demeanor to internal and external customers
- Ability to communicate effectively both orally and in writing with internal and external customers
- Demonstration of organizational skills, attention to detail and ability to handle confidential material
Education/Experience
Two (2) to Five (5) years commercial or Real Estate contracting or escrow/title experience.
