Full Job Description

Real estate owner, operator and investor is looking for a motivated person with 2+ years of experience in residential real estate and understands the basics of the industry.

ESSENTIAL DUTIES AND RESPONSIBILITIES :
– Maintain knowledge and awareness of market conditions affecting leasing and operations. A comprehensive understanding of marketing techniques -Develop and execute marketing and advertising campaigns for apartments/ houses leasing. Advertising and marketing vacant spaces to attract tenants, track lead sources.
-Understand of Landlord/Tenant laws and application, familiarity Lease and Addendums, carry out adherence to all lease rules and regulations by all residents.
– Effective communication with applicants, residents, vendors and HOA’s regarding day to day operations.

-Complete application tasks, including verification of employment, past residences, personal references, and process with accuracy and timeliness.

-Provide property tours & Inspect apartments/ houses with new residents and for move in/out condition and turn over status, complete appropriate forms.

-Collect receivable accounts and verify operating expenses, inputs move-in and move-outs, expenses & income into system.

-Record notices to vacate; interview resident to determine reason for vacating, manage security deposit ledger.

– Prepare lease renewal and rental increase notices to be reviewed.

– Monitor landlord-tenant relations and mediates disputes.

– Accept all follow-up on delinquencies.

– Perform all functions relating to collections, Non-Sufficient Funds (NSF’s), warrant process and evictions.
– Turn over bad debts for collection.
-Communication to insurance/warranty companies reporting claims, getting quotes, organizing paperwork.

– Find all contractors/vendors to perform any work on the property; negotiate the price, once approved monitor the activities being performed , billing and accounts payable are timely and accurate.

-Travel for the purpose of conducting property business

-Escort and monitor contractors when needed including cost, schedule, quality, and scope management, negotiate contracts with contractors in a timely and reliable manner, maintain all vendor relationships

Daily financial report & completed duties report to owner.

QUALIFICATIONS:
– Two years prior experience in property management or in a related industry.
-Education, License(s) or Certification(s) Preferred.
– High school degree required; college degree preferred.
– Computer Literate: Microsoft Suite including Word, Excel and Outlook.
-Excellent written and verbal communication skills, organized, multitasked, creative

-Communications skills a must with a positive and helpful attitude
-The position requires the ability to communicate effectively with people and present a professional image
– Reliable transport and valid driver’s license and current automobile insurance , driving to the property or other locations is required.

Start pay: $15 per hour. After 90 days evaluation and possible pay increase.
